Our story formally begins in 2002. With experience working for Boston’s largest construction firms, David M. Corderman, Jr. sought to introduce the city to a new company that would put clients first with a more intimate, predictable, and transparent project experience.

Coordination & Collaboration: We frequently engaged the many project partners through multiple channels of communication. The involvement of end users was imperative to confirm the design and functionality of the space met their needs. On-site meetings provided opportunities to discuss and resolve any ideas/concerns. If COVID-19 restrictions or other conflicts prevented on-site meetings, we utilized our highly accurate Matterport technology so our clients and project partners could virtually explore the latest construction developments.
Safety: Job site safety included transparent communication, the development of custom site signage, and recurring site visits with project team members. The Corderman Superintendent ensured everyone on-site continuously adhered to Corderman, client, and building protocols. At the start of COVID-19, we rolled out site-specific programs to minimize cases and project disruption.

Corderman & Company partnered with CBRE, the building manager for OBP, to construct two spec suite models catering to a range of potential tenants. One suite was geared towards a ‘classic’ office layout while the second model accentuated a ‘tech’ design. Each spec suite featured a pre-built environment, showcasing a kitchen, offices, conference rooms and a reception lounge, to help potential tenants better envision their new office. Adjacent vacant space was built out and prepared with the intention of an incoming tenant being able to customize their new space per their specific needs. Within one year, both spec suites were leased to new tenants.

Corderman & Company provided construction management services for The Colony Group, a leading wealth management, financial planning, and investment firm at One Boston Place. The office features a contemporary, innovative dynamic design aesthetic highlighted by a mix of open and private offices, custom millwork panels, stone, tile, and carpet floors, acoustical paneling for noise reduction, renovated perimeter columns for an infusion of natural light, open ceilings, flexible conference rooms, a marketing suite, cafe, and a wellness room. The multi-phased project included both an interior and exterior upgrade, including new architectural finishes, lighting, millwork, and elevator cabs, a new structural glass wall on the exterior and fresh pavement.

Cybereason, developer of the world’s most powerful cybersecurity analytics platform, required top of the line technology in their Boston headquarters, a factor that played a major role in the design and construction of the space. The two-floor buildout included multiple conference rooms, kitchens and café areas, large open area workstations, and interior offices. The installation of architectural elements, such as millwork wall paneling, along with maintaining the exposed industrial ceilings, enhanced the start-up environment of this innovative technology firm. A secure control room was built to serve as a cybersecurity operations center used for identifying malware.

Corderman & Company completed pre-construction and construction services for Zuora’s new office at 100 High Street in Boston’s Financial District. Aligned with the company’s innovative culture, the project promoted an open office concept with exterior conference rooms, a central cafe, and employee lounge that featured polished concrete flooring and an exposed ceiling.

Corderman & Company completed interior renovation of a full floor at One Boston Place for eSecLending. Construction for the financial services firm included new glass-walled interior offices, a new reception area with a polished concrete floor, and a conference center. Additionally, a café and traders area were built, featuring exposed to deck ceilings that were in line with the client’s goal to create an attractive, fresh space. The base building restrooms were upgraded including ADA restrooms. Throughout the project, there was a focus on strengthening the acoustics, particularly in the conference and private office environments.

Renovations and new construction for Boston Capital’s two-floor office took place over 14 weeks, completed in four phases to carefully minimize disruption within the occupied space. To create a “boutique hotel” feel, Corderman & Company built a space that featured an expansive ebony wood floor to complement dramatic wallcovering and unique lighting. A new two-story staircase was built to unify the firm’s floors and serve as a dramatic statement piece with a floor-to-ceiling crystal light fixture. COVID-19 SAFETY PLAN
Corderman & Company will work with all project partners to develop a personalized COVID-19 safety program to prevent the spread of COVID-19. Corderman & Company also developed a COVID-19 Safety System to streamline daily COVID-19 self-certifications that all workers and visitors are required to complete prior to entering a Corderman project site. The program also provides a solution to managing COVID-19 daily reports distributed by the Corderman Superintendent.
INITIAL SITE OBSERVATIONS
The stairwell that we are cutting into is pressurized and must be maintained that way until the new Vestibule 100 has been built.
Some existing HVAC to remain feeds the adjacent BSC space. This must be protected in order not to disrupt business at BSC.
Some specified products have long lead times. If selected, we would offer alternate products with manageable lead times.
Multiple retail tenants below the space. Will need a lot of coordination when the plumbing work for the new bathrooms happens.
The route from the freight elevator to the space is very tight, including a 90 degree turn with only 4' clearance. This could pose a challenge for getting materials into the space.
A possible solution to 5A is to remove the outside air louver and use a lift from the street.
We will need dimensioned drawings of the GWB ceiling layouts, and flooring areas.
There is insulation along the entire deck, which poses a problem for securing any hangers, track, uni-strut, etc.
The existing flooring has an epoxy/Ardex product that will need to be removed entirely prior to finish flooring being installed. This will add time to the schedule. We have an allowance for the removal included in our budget.
The overall schedule is a concern. We show (13) weeks for construction, which is not enough based on the current market conditions, lead times, and the potential need to load-in through a window because of the back corridor. Saturdays and/or a second shift may be required.
